Exemption and Benefits

HOMESTEAD:

Savings for primary residence. Name must be on deed and reside on the property January 1st of the current year.

 

DOUBLE HOMESTEAD:

Must have homestead and an annual gross household income of $30,000 or less

 

SR VALUATION LIMITATION (FREEZE):

 To "freeze" your taxable value you must be 65 or older and an annual gross household income equal or less than the area's estimated median income as determined by the US Department of Housing and Urban Development. This amount may change yearly. (Example: 2023 limit was $73,500) This "freezes" the current taxable value of the homesteaded property unless changes/improvements, other than general upkeep, are made to the property.

 

MOBILE HOME PERSONAL PROPERTY EXEMPTION:

Owner's primary residence is a manufactured home which sits on land owned by someone else. Must be 62 or older with a gross household income less or equal to 1⁄2 of the above described income level. (Example 2023 limit was $36,750)

 

THE FILING PERIOD FOR THE ABOVE EXEMPTIONS/BENEFITS ARE JANUARY 1ST TO MARCH 15TH. PLEASE FURNISH A COPY OF YOUR PREVIOUS YEAR'S INCOME TAX FOR PROOF OF INCOME WHERE APPLICABLE.

 

100% DISABLED VETERANS OR SURVIVING SPOUSE:

May qualify to be exempt from paying property tax on your homesteaded property. When making application a letter from the Muskogee VA is required.
